Pricing
How pricing works
Two triple-decker stacks are never the same, so we do not print a price. We tell you what moves it, what it covers and when the number comes.
What decides the price
Four things move the price of a stack job more than anything else, and you can see most of them before we visit.
Floors and flats: three flats take longer than one
How many branches tie into the stack
Whether the cellar floor is concrete over the building drain
Whether the roof vent can be reused
What the estimate includes, and what it doesn't
The estimate covers the pipe we remove and the pipe we install, hangers and supports, the vent, the permit and the removal of the old iron.
Included: labor, new pipe and fittings, permit, hauling away old iron
Not included: plaster, paint, tile or flooring after the wall is closed
Not included: roofing work beyond flashing the vent
What happens at the visit
We look at the cellar and the chase, and run a camera through the cleanout if there is one. The visit has a fee. If you hire us for the job, the fee comes off the price.
After hours
We do not run a night van. A drain backing up into a flat at night: shut the building's water off at the cellar valve, ask tenants to stop using fixtures, and call at 7 a.m. There is no night charge because there are no night calls.
When you get the number
Before work starts, in writing, as one price for the job described in it. We do not bill by the hour on a stack.
If the job changes
If the wall opens on something we could not see, we stop, send a photo and a written change, and nothing extra is done until you say yes in writing.
Hear the visit terms before you decide
Call and ask. The visit fee and what the estimate leaves out are the first things we say.
