The job

How a stack job goes, floor by floor

Nobody lives in a building with the water off for long if the work is planned this way. Here is the order we follow.

  1. 01
    Step 1

    Step 1: A look, and a camera

We come to the building, look at the cellar and the chase on each floor, and run a camera through the cleanout. You get a short written summary of what we saw.

  2. 02
    Step 2

    Step 2: A written price

The estimate names the run we will replace, the vents, the permit fee and what it leaves out. The wall repair after us is plaster and paint, and a plasterer or painter does it.

  3. 03
    Step 3

    Step 3: Permit and notice

We pull the permit and send each flat a notice letter with the day and hours the water will be off, and the office number to call.

  4. 04
    Step 4

    Step 4: Open the chase

Floors and hallways are covered. We open the chase one flat at a time and stop to send you a photo if what we find changes the job.

  5. 05
    Step 5

Step 5: New pipe, cellar up

The new run is set from the cellar up, supported at each floor, tied into the laterals and out through the roof. Water goes back on to each flat as its part is finished.

  6. 06
    Step 6

    Step 6: Test, inspect, close

The run is tested and the city's plumbing inspector looks at it before the wall closes. We patch the chase to rough plaster and clear out the old iron.

For tenants

What each flat gets

  • A notice letter

The day, the hours and what to do before: empty the sink cabinet, move what is against the chase.

  • A water-off window

Stated in the letter for that flat, so nobody waits at home all day wondering.

  • One number to call

The office, answered on business days. Tenants call us, and you hear about it only when you should.
